Grove House, on Oxford Road, Manchester, is an early Victorian building, originally three houses, of 1838–40. It is a Grade II* listed building as of 18 December 1963.

The house is of "scored stucco on brick with a hipped slate roof. It has a round-headed central doorway with keystone and a fanlight with slender radiating tracery." It was first occupied by the university ca. 1952. and has had various uses since then, including as a student health centre

The works comprised of the refurbishment and upgrading of architectural and M&E services within Grove House to provide additional office administrative facilities to the ground and first floors. Works involved converting a large redundant area at ground level into new office accommodation consisting of a new reception area and reception desk. 

Mechanical services comprised the replacement of radiators and associated heating valves & the reconfiguration of the heating system

Electrical services comprised new lighting, fire alarm reconfiguration and new power supplies including the installation of new distribution boards. New data points and access control for the doors. 

As part of the works MBC had to provide new fixed bespoke desks and work closely with the architect due to the grade II* listing on the property. Following the works MBC were given a contract instruction to decorate outside the scope of works in corridors and the main reception. During both phases of the works the building remained occupied and had to pay particular attention to noise and dust issues. The building was used by both reception staff and students who visited to sort out their student accommodation issues. MBC’s specialist joinery team also had to undertake the installation of joinery items to match existing and undertake the repair of joinery items to be in keeping with existing decoration.
